Kitty Williams is a native Texan who became a Houston resident in the mid 70's. She immediately began pursuing a career in real estate upon her arrival and has been able to take part in the dynamic growth of one of the nation's most prolific cities. Williams graduated from East Texas State University with a degree in Merchandising and Business. She contributed to her college education by working in a small town bank from the day she g.-aduated from high school until her college graduation. Accounting and people skills were learned at an early from this experience.

Rather than pursue a further career in banking she choose to pursue something more in line with her degree and took a position with Texas Power and Light Company as a Home Service Advisor in the Dallas area. In that capacity, she worked with homebuilders helping compute heating & cooling loads for their house plans, consulting in lighting and kitchen designs, and even helping with decor choices to make their homes more marketable. Her work also included public speaking and demonstrating the day's newest home appliances and conveniences. Williams chose to pursue an administrative job with a commercial realtor for a time which led to another job with a mortgage insurance company. In that capacity she worked with lender files helping to underwrite them for mortgage insurance. She was also able to learn details about the secondary mortgage market and much more about details of mortgage finance.

With this experience a career in real estate seemed a natural progression and Williams obtained her real estate license in 1976 to start a career in residential sales and marketing. The late seventies saw a large number of investors coming into the Houston market to take advantage of the low down assumable financed homes that could be leased for good cash flow and excellent tax advantages. Her success in selling a large number of these properties quickly led to the need for quality effective property management. Therefore, in 1979 she started Texas Realty & Management Company to facilitate both the sales of investment homes and to offer management services to those who purchased them. Shortly after in the early 80's the Houston real estate market saw tremendous upheaval and Williams was hired as a consultant to several lenders and mortgage insurance companies to help in the disposal of foreclosed properties. Tramco facilitated the completion of 120 under construction homes for an interim lender and leased them to give the lender a cash flow until the market let them be sold. Tramco also sold over 300 foreclosures for a central Texas lender in less than a year to Tramco investor clients.

Today Williams is still doing what she loves most. She is working with investors often as a personal shopper looking for the best residential investment buys in the Houston market and overseeing management of Tramco' s large portfol io of investor owned homes. She is able to attribute her success to being able to put together an excellent program of property management using a common sense approach and scrupulous attention to detail. Also, she has put together a staff of management personnel and agents who work diligently to see that each property owner's investment perform to the maximum of its potential. Williams and her husband Darrell love to spend time with their three children and four grandchildren on their Louisiana horse farm where they breed, raise and sell racing quarter horses and thoroughbreds. They love to travel often following the horse racing circuit where they can watch the ponies they have raised perform.
